In 2019 we saw record-high results for the Deepwater with the average sale price of $2,239,658, and the median price reaching $1,900,000. Proving once more how sought after this unique land is which holds the only true deepwater properties on the Sunshine Coast.

In 2019 we saw record-high results for the Deepwater with the average sale price of $2,239,658, and the median price reaching $1,900,000. Proving once more how sought after this unique land is which holds the only true deepwater properties on the Sunshine Coast.

Days on market have been pushed out to 308 days, compared to only 227 days in 2018. However, this is actually good news! The increase in days on market for 2019 had been caused by homes that were sitting on market for years, finally selling.

Last year has seen a lot of higher priced $2 million-plus homes sell, driving the average sale price up as buyers are looking for more modern homes with very little work to be done, but settle in and enjoy.

On the other end of the scale, we didn’t see many original, unrenovated homes hitting the market. Instead, the owners of these properties who have been there for 30+ years, deciding to get in-home care as opposed to retirement/aged care living, allowing them to stay and continue to enjoy their waterfront homes, hard to blame them! Because of this, there is pent-up demand for these homes, with younger buyers looking to enter the waterfront market and get their feet wet on the water with dreams of renovating or starting again in the future.

One of the more notable buyers we have seen purchase property in the area is Sydney buyers, compared to Melbourne who had been our more prominent in past years. With more immigration into these states, the more migration we see as families are making their way to the Sunshine Coast for our idyllic way of life and escaping the big city lifestyle.

The big game-changer on the Sunshine Coast has been the rejuvenation of The Wharf Mooloolaba. Dirk Long and Partners need to be congratulated, as it has become a wonderful hub for locals and tourists alike with multiple first-class eateries and bars, making it the number one place to be on the coast – move over Hastings Street! For all waterfront lovers, the best news is, you can apply for a key to the Wharfs’ tender pontoon which allows easy access from your boat, so now you can enjoy the Wharf without all the traffic hassles, how good is that.
