What a fantastic financial year we have had on the Sunshine Coast. Can you believe the $34 million sale in Sunshine Beach? What proof of the great lifestyle we have on the coast!

The deepwater has had a great 12 months, especially in the last six, with many records broken in all three areas of Buddina, Minyama, and Mooloolaba. The big driver is buyers investing in their lifestyle. The bulk of the buyers are locals, followed by Brisbane families moving to the coast. We do see people from Melbourne and Sydney buying. However, we have not seen the exodus that the media is pushing – yet!

Our average sale price is now a whopping $3,175,345, an increase of an unbelievable 40% over the past six months. The median price is not far behind, with so many top-end properties selling. There is still a huge demand for original homes for buyers to wave their magic wands over to recreate their own waterfront masterpieces!

Mooloolaba has led the way with some fantastic results. There was the $7,300,000 sale Carwoola Crescent, then $5,000,000 in Elanora Ave, and $3,050,000 in Neerim Drive, to name a few. New homes have been completed in each of the four streets of Mooloolaba Deep, two of which are being finished as we go to press. People love this area for its closeness to Mooloolaba Beach.

Minyama has had some fantastic sales in recent times, with a great sale at the end on Mooloolah Drive for $6,450,000. We sold a near-new north-east home on the main canal for $4,200,000 to local buyers who just wanted that great aspect. In addition, there have been some phenomenal homes built on both islands. They are landmark homes that may reach the $10 million-plus range if they ever hit the market. Once again, locals who are investing in their future!

Buddina has had a quiet six months, only because nobody wants to leave, and who would blame them. There has only been one sale, an unfinished renovation at the end of Adaluma Ave facing the old yacht club, which sold for $4,250,000. Plus, there is another $2 million-plus build happening on the south side of the street.

Yes, the secret is out. We live in the best place in the world, and our lifestyle is the envy of the universe!
